Prequal standards
The availability of financing for a property varies upon its condition and terms of the
sale. The purpose of the prequalification goes beyond just the financial ability of the
Buyer. It should encompass the condition of the individual property, and tie in to the
terms of the offer that is made. Without this proper and often over-looked preparation, you
may not be able to complete the offer you intend to make. DO NOT SUBMIT a form
prequalification letter that consists of merely a credit score and dollar amount. Your
pre-qual letter must include the address of the property, a statement that the property is
in condition that is lendable under the program your lender proposes. It would be prudent
for you to have your knowledgeable loan officer or their appraiser physically visit the
property in question prior to their submission of the pre-qual letter to us.
Credits
This lowers the net dollars of your offer, the only figure considered in weighing offers. Any amount over the dollar specified here, will be the Buyer's cost
to complete.
