Direct deposit can be arranged. We can pay your GET, mortgage payments, non-common utilities, Association and/or Maintenance fees, lease payments, property taxes, and end of year 1099. All at NO extra charge!
Annual highest and best use report
Once a year, we will prepare a professional report stating your income and
property status, as well as advise you on market trends.
This financial function alone can help you make better decisions about the disposition of your property.
This includes an APOD (Annual Property Operating Data Sheet), Rent Analysis and CMA (Comparative Market Analysis). -Did you know that if you haven't raised your rent in 24 months, you're probably under-renting.

Repair management
Generally, we develop great working relationships with our vendors and clients.
Our interest is in developing value for you, and making decisions based on your
best interest. We screen and maintain an ongoing list of reputable, reliable
repair people who respond to our needs with top priority. You will never have to
call another, Plumber, Electrician, Handyman, Cleaner, Carpet/Flooring
Installer, Pest Control Expert, Painter, Lawn service, Pool service, or Roofer
again.
We are on call 24 hours a day for service calls, and will order work up to a pre-determined budget. If the job is more extensive than the budgeted amount, permission is requested prior to ordering work.
A nominal service fee is added to the contractors' bill for overseeing management, arranging access, and ensuring quality control over the job.
Bi annual inspection
New accounts go on twice annual inspections, tenants who have been in a year or
more are inspected annually unless specified otherwise in our management
contract.
Screening/credit report and interview on check in
Getting the right tenants the first time eliminates a lot of the hassle of
managing the property properly.
Allow our 40+ years of experience screen your prospective tenants with the right questions.
Verifications with former landlords and employers are also conducted as part of the screening process, minimizing potential problems up front.
3-bureau Credit reports are run on all applicants at zero cost to the owner.
Eviction and filing assistance
In the unlikely event we have to evict a tenant, we handle all coordination of
eviction at no extra charge. We'll appear, serve and file on your behalf and
assist the eviction attorney and sheriff in expediting the process on your
behalf.
