Foster Towers, #1405 - This repeat foreign client was able to liquidate his investment and resolve an improperly recorded parking stall without any delays. Albert listed and sold this unit within 11 days.
Bouganville, #329 - Owner had not visited the unit for over 3 years. We arranged for all repairs, and unit was sold in 14 days.
53-239 Kamehameha Hwy. Only beachfront leasehold property sold within the last 24 months.
Waipahu - Returning client looking to sell and reinvest in other property. Sold this cozy Kunia Terrace apartment at the best price. Was the only unit to sell in over 8 months. FEE SIMPLE $145,000.
Village Park - Distress sale. Owner needed to sell quickly and couldn't afford to take less than list price. Albert had it sold and closed in three months.
Punaluu - Selling a leasehold penthouse was a challenge that Albert welcomed. He worked tenaciously with both buyer and seller to create a win-win situation for the two parties involved.
Kailua - Airy two-story home was listed for several years. It fell out of escrow twice with other agents before separating owners approached Albert. Al handled the potentially explosive situation and had their home sold and successfully closed escrow in only seven months. Not bad, considering other agents couldn't do it in more than 36 months.
Royal Summit - Luxury home was listed by other agents for over two years without an offer. The Japanese Corporation that owned it was eager to reinvest in other property. Al found a buyer in 60 days time and had the home sold at the highest price in Royal Summit for over a year.
Royal Summit - Owners were adamant about selling above listed house and lot together as a package deal. Al met with owners and convinced them of the advantages of selling the properties separately. Soon after, Al found a buyer and had another deal successfully closed.
Pearlridge Gardens and Tower #6-305 - "This was a two-bedroom, two bath apartment on top floor, end/corner unit. Sold "As Is", and was priced to go at $135,000! Lease renegotiates in 2006 and expires in 2031. 29 year conventional financing was available. $13,500 down, 121,500 mortgage at 7 5/8% with two total points= $868 Principal and interest for a two bedroom! This unit was sold in a record TWELVE HOURS!!!
85-481 Waianae Valley Road - This Waianae property was just under 4 acre AG-2 Zoned Property, off Farrington Highway and had Farming, Nursery, Possible development or rental potential. After two years of trying to sell with other Brokers, this property successfully closed escrow with Albert.
Pearl Horizons #127 - This two bedroom apartment was listed with another broker for over one year. After extensive research to determine the market value, Albert listed the property at the same price, gave it maximum exposure through his tested methods, and the property was under contract in ten days. It closed within 24 hours of scheduled closing.
66-195 Kaamooloa Road - This was a not so simple divorce, that had extreme time urgency. Albert priced it right, and got it sold, but after the survey was done, there was a ten foot discrepancy from the drawings and actual property lines. Albert actually had his professional counterparts redefine the boundaries of the property, and close within two weeks of anticipated recordation! There's more to service than just getting an offer on the property!
Sun Hala #601 - Sold in 84 days! Normally, not that much of an accomplishment, but this listing was on the market with another Broker for over 15 months. Albert thoroughly researched the market, and laid out a custom marketing plan. Albert raised the list price $2500, re-newed relations with the previously uncooperative tenant, and sold the unit for the highest price in the history of the project, in a supposedly "down" market! He also convinced and helped the owner to perform a 1031 exchange, saving her thousands in the process!
2915 Jackson Street - Florida Apartment building- Albert helped this client execute a Tax-deferred exchange across the country to purchase a fourteen unit apartment building, bringing in Over $7500 per month. In seven years, Albert's client will be sitting on a "cash cow" and be able to retire on the income from this property alone! It is nice to have choices. Currently receiving a 12% return from the sale of his leasehold townhome.
646 Papalani St. - These motivated owners called Albert to help sell their home. He laid out a detailed plan of action, and opened escrow in 90 days. Even through a cancelled contract, termites, encroachments, buyer's remorse, and four walk-through inspections, Albert's sellers were on a plane with check in hand only 24 hours later than originally scheduled! It never sold. 30 days later, Albert listed the property at the same price, sold it in 30 days, and closed it at 21,000 over the appraisal, the highest sale in the project in over fourteen months! This enabled Albert's clients to build their dream home in Waialae.
Hidden Valley C6 - These were some motivated sellers. They were having an amiable divorce, and had tried to sell the property through another agent. Albert opened up communications, was absolutely straight with them about his opinion of what was necessary to sell the home. They followed his suggestions, and sold in under 30 days at the highest price in the project!

Kaualana Manor#206 -This owner was given Albert's name by another broker in Kauai. He had been trying to sell it on his own for six months. Lots of activity, no serious offers. The owner asked Albert to list the property. Within 21 days we were under contract, and Albert personally brought the Buyer in! Highest sale in the building!
Kaualana Manor#606 - This is the same owner as above. He had been trying to sell this unit on his own the whole time we were in escrow with #206. No luck. Once they recorded, Albert told the owner to give him the listing. He asked to pay Albert above his normal fee! Sold in 85 days. Having a property on the market too long can hurt you. Again the highest sale in the building!
Kupuna Loop - This owner was one of Albert's first, and most difficult. The home was highly upgraded, in fact it was worth 20% more than anything else on the market at the time. It took extensive marketing, and going the extra yard to get this property sold, but it did!

Regency Tower #1902 - Attorney owner sold this property and bought their dream home near the beach on the north shore!
45-138A Waikalua Road - We tried everything to get this property sold, but it was so unusual, we had to get creative. A one year agreement of sale solved the problem. Waikiki Townhouse - Problem tenants kept this unit from selling. After pointing out to the owners the tenants were costing them more than the rent every month, we sold the unit within 30 days from removing the problem. Sometimes it just takes a new perspective.

Honolulu Tower #2801 - Repeat client who purchased in a short period of time. The purchase was an extremely uupgraded listing that was closed with cash. A relatively short escrow, within 30 days.
94-1475 Pokeo St. - These First-Time Buyers were extremely wary about who to trust, but found their perfect home in Waipio Gentry after they were thoroughly explained the details of home ownership. It's important to make the first and every home-buying experience a good one.
Eden at Haiku Woods A12 - These buyers were very particular, one was an attorney, the other a publicist and director for marketing. We found a project that met their needs, but none of the units available were reasonably priced. Albert personally called and wrote each owner in the project and found one seller willing to sell at a reasonable price. An innovative technique, or back to the basics? Albert does whatever it takes to get his clients what they want.

Na Pali Haweo 2A Lot 63 - These people were looking for the best lot in the subdivision. Unfortunately, there were no more view lots in their price range.
